Girl from office building

So for the past few months I've noticed this girl in my office building (not the same company). I think she's unbelievably beautiful. A couple of times I've done the eye contact thing, and she usually reciprocated, and once with a smile. I've also caught her looking at me or in my direction.I always see her in passing. I had one time when I was standing in line at the deli, but I blew it. I do not have any problem approaching her, or even being rejected. It is the awkward factor that bothers me. How should I go about introducing myself and ultimately trying to set up a date with her? Am I wrong for thinking there is an attraction there?

say hi - maybe give her a compliment (nice earrings, cool shoes, nice sweater). get to the small talk stage. and then maybe you can be like, 'hey - i'm about to get some coffee, wanna come with me?'
