Strange situation, help please!

I've been living with this guy for a little over a year now. He told me from the start that he didn't want a relationship and he has stuck to that. I haven't pushed it or pressured it, I've brought the relationship thing up one time! I get so many mixed signals from him it's crazy, like the other night he was on the phone with one person and called me his girlfriend, five minutes later he was on the phone with another person and called me his roommate. Talk about confusing to me!!! I do everything for him. He doesn't appreciate it. He says he doesn't have feelings for me, but he cares about me. We do everything most couples do. He just will not commit. I want to move on but he keeps giving me these mixed signals. I dont know how to get out of this situation without it getting ugly. Help!
